The subject property is a single tenant, multiple building industrial facility that was offered as a Sale Leaseback transaction, whereby the existing occupant (Owner/Seller) was selling the facility and would commit to a long term lease agreement as a Tenant at Closing to the new Buyer/Landlord. Vandaveer Commercial represented the Buyer and negotiated all terms on both the Purchase and Lease aspects of the transaction. Vandaveer Commercial is the minority managing partner of the newly formed partnership and was responsible for all aspects of forming the new entity, confirming lending terms, coordinating inspections, and all involved through the Closing. Currently and going forward Vandaveer Commercial is responsible to ensure the property is performing as expected in addition to providing each partner with monthly Distribution Checks along with annual financial reports on the investment property.

Vandaveer Commercial represented and worked with Eric, the owner of a popular small craft brewery who needed more room for his successful business, 105West Brewing Company. Working for a year on this opportunity, Vandaveer Commercial presented multiple options on how and where Eric could expand his business' facilities. As the broker for the transaction that became the new location of the HEB grocery store adjacent to Downtown Lake Jackson, TX, Vandaveer Commercial worked to assemble 102 individual lots owned by 41 different entities to turn this 36-acre tract into a multi-purpose commercial development. Originally developed as the residential area of Lake Jackson in 1945, the area had become blighted in recent years. With its centralized location across from Downtown Lake Jackson, this new development is significant and now beneficial to the community.

As the only broker involved in what turned out to be a nearly three-year transaction period, Vandaveer Commercial worked with this buyer/developer to purchase land to build what is planned to become new Courtyard by Marriott next to Brazos Mall. This three-acre tract located along Highway 288 did not initially have utilities or retention infrastructure but, through efficient and effective negotiations, was ultimately purchased shovel-ready by our client. As an added bonus, the buyer received a legitimate incentive package from the City of Lake Jackson.

Prior to hiring Vandaveer Commercial, the 32,000 square foot Oyster Creek Shopping Center in Lake Jackson was more than 45% vacant. In less than eighteen months, Vandaveer Commercial brokered multiple new lease agreements with the ownership and several tenants until the building reached 100% occupancy. In spring 2015, the Center was still at full capacity. Originally almost failing, it has now become a reputable commercial center in Lake Jackson with a good combination of tenants.

After this 12.7 acre tract of land spent multiple years on the market without a sale, Vandaveer Commercial took over representing the seller for the property. Within less than one year, it was put under contract and sold to a development company based in San Antonio. The property is now a high-end and successful multi-family complex, Lake Jackson Urban Crest.
